OHI has started renovations at this 200-unit wooded property in a vibrant rental market outside Atlanta, including new roofing and siding and select interiors. The units feature sunrooms, dens, and fireplaces.

This 506-unit property on 27 acres features 13 distinct floor plans, a community clubhouse, pool and on-site laundry facilities. It was acquired after over $4 million in renovations and improvements by prior owners. Subtle upgrades are underway to complete the project.

Quail Creek contains 484 garden apartments in forty-eight two and three story buildings sprawling across 25 acres in the up and coming College Park suburb of Atlanta, GA. The gated community is complemented by landscaped grounds, a swimming pool, and on-site laundry facilities. The $5 million renovation program was completed in January of 2009.

This is a vacant 2-story 144-unit apartment complex built in the 1970s, spread among eight buildings on 6.4 acres in the City of Richmond, VA. Damaged by Hurricane Gaston in 2004, OHI acquired the property through the U.S. Department of Housing and Urban Development at year-end 2007.  Interiors and exteriors of the entire complex, including picnic and playground areas, are under renovation.  Occupancy of Meadow Creek is slated for Spring 2010.

This 216-unit apartment complex sitting on 11 acres in the City of Richmond had fallen into serious deterioration and was crime ridden by the time OHI acquired it in 2006. OHI completed a $4.3 million renovation to rejuvenate the property and systematically removed the criminal element to successfully improve the living conditions for over 200 families. OHI was able to get the property approved for listing as a National Historic Landmark since it is the largest original FHA Multi-family Garden Style property remaining in Richmond, VA.     Click here for success story.
 
 
  
The Miami - Restored BuildingCondo Conversion

Richmond, VA
Size: 10,000 gross square feet

Status: Completed

At one time condemned by the City of Richmond, this apartment building located in the trendy “Fan District” was renovated into 12 condominiums by OHI as a historic tax credit project in 2006. The condos were renovated with high end finishes and sold for approximately $300/square foot. The gut renovation took seven months to complete.
  
  
  
  
  
Chimborazo School - Restored BuildingMulti-Family

This brick and stone school, in the Church Hill Historic District, was converted into 35 apartments. OHI sold the property in 2006 to a condo developer. 
  
  
  
  
 
Bell-Hatcher Building - Restored Building Commercial 
Location: Bell-Hatcher Building (Former "Kandy Kastle Building"), Chattanooga, TN

This building was known for years as the "Kandy Kastle Building" as it housed a well-known daycare program by that name. OHI completed a total restoration of this building in 2003-2004. This building has five historic store fronts and includes concrete floors, tin ceilings, new systems, patios for restaurants, and plenty of parking all located in the Highland Park business district on McCallie Ave. in Chattanooga, TN.

OHI completed in 2002 a total restoration of what was known previously as the 20/20 building located on the corner of S. Greenwood and McCallie Ave. in Chattanooga, TN. This building contains two stories of 7,000 sq ft. each, for a total of 14,000 sq ft. of space.
